In 2007 the legendary American duo White Stripes toured Canada. besides playing the usual venues the challenged themselves and played in buses, cafes and for Indian tribal elders.

August 6: Soul Power (rated PG-13)
in 1974, the most celebrated American R&B acts of the time came together with the most renowned musical groups in Africa for a 12-hour, three-night long concert held in Kinshasa, Zaire. Featuring performances from James Brown, Bill Whithers and B.B. King amongst others.

August 13: Strange Powers: Stephin Merrit & the Magic Fields (not rated)
Stephin Merritt is know as the "Cole Porter of his generation" for his memorable melodies, lovelorn lyrics and wry musical stylings. Shot over a period of 10 years, this film explores his friendship recording and songwriting process. The film traces a 20-year career that has yielded one of the most engaging bodies of work in the contemporary American songbook.

August 20: Heavy Metal in Baghdad (rated R for langauage)
In the late summer of 2006, in the middle of the insurgency, filmmakers Edd Moretti and Suroosh Slvi traveled to Baghdad to meet and interview the only heavy metal band in Iraq, Acrassucauda, as they stay together and stay alive.

Really? This post should have happened MONTHS and MONTHS ago, but I thought I would
wait until the bitching began from all of the PEOPLE out there(whiners in their most annoying form really) who can't appreciate a FREE concert for what it is.
Please stop bitching whiny people--we all know it is because you are too prudish
to appreciate an amazing thing when you see it.(read the comments, not the article so much)

Anyway, come one, come all--all 40,000 of you, to the most wonderful neighborhood in the city for some amazing bands and a great time!

Salt Lake City is a lot of things. Extremely polarized happens to be one
of them. I am fairly positive that in order to live in Rome, you do
not have to be an expert on the Catholic Church. In stark contrast,
in order to live in Saudi Arabia or Afghanistan you DO have to have
a somewhat basic knowledge of Islam or you will be very uncomfortable
there. I have to say, that Salt Lake City is much closer to the latter.

A good friend mine was recounting a very well known phrase that everyone
who has ever set foot in Salt Lake for more than 5 minutes risks hearing:
"Those that leave the church just can't seem to leave it alone"
This is true for so many more reasons than I can cover here(or ever)
but it did bring up a topic that is at the tip of the brain, and gag
reflex at all times as Salt Lake City residents who are not members
of the "dominant religion". This church refuses to be ignored and
if you live here, it is jammed down your throat by the faithful, the
formally faithful, the newspapers, hell even the bums do it AT EVERY TURN. Every dinner party, night out, lunch date and business meeting we have, even if it is
out of the country, when people hear we are from Utah it DOES NOT MATTER with whom or how much we drink it
inevitably turns to the MORMONS(or, the DAMN MORMONS as I like to affectionately refer to them as even while they are present)
Here is the worst part:

It is RUINING my social life, and my city.

You ALWAYS have to pick a side. It isn't one of those things that you can 'other' check box out of either. In Utah, you either mark Yes, Hell NO!, or Marie Osmond(the artist formally known as a real Mormon but now may be classified as Jack)
No but seriously there is no 'normal' box to check. You know, the one that doesn't reflect years of being either in or out. Acceptable or not. mysterious white undies or thong.

Being oblivious is not really possible.

Living here is like a big game of kickball where teams are picked by
whether you know the secret handshake or not. And it is EXHAUSTING and
a little anti-climatic. It's like this: when you meet someone new, whether
socially or in business you are constantly thinking: "are they or aren't
they?" Mostly because you can BET your next paycheck on the direction the
relationship will go based on the answer to that tiny little question and
it sucks(note: also true when dating and yes, the paycheck would have to
be AFTER tithing)

I live in a building where the answer to "are they or aren't they" has become
a game we play. Whenever someone new moves in, a group of us play the game(based
solely on what we can see in their moving boxes and through the windows before
they call the cops.) We do this mostly because we want to know if we should avoid inviting them over for Wine Friday. Mormons, after all, respond to such an invite with a visit from the local missionaries and then, well, let's just say it gets rather
ugly after that.

I think I lost my point.

Wait: There it is!

I want a Normal Box. The kind that doesn't inspect my undies or think of
ways to get me to join their team. Sometimes I feel like I am living
in the real life equivalent of a land-grabbing, hostage taking, diet coke
drinking, passive aggression slinging, experiment. Note to those in charge:
This outlier is thinking of relocating. And it is all your fault, although,
sometimes it seems intentional to root normal out and just leave the extremes.
This way, both sides win, at least in their own minds.

TAX CREDIT OVERVIEW

Who Gets What?

First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

What are the New Deadlines?

In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010.

What are the Income Caps?

The amount of income someone can earn and qualify for the full amount of the credit has been increased.

Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who earn $145,000 and above are ineligible

Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.

What is the Maximum Purchase Price?

Qualifying buyers may purchase a property with a maximum sale price of $800,000.

What is a Tax Credit?

A tax credit is a direct reduction in tax liability owed by an individual to the Internal Revenue Service (IRS). In the event no taxes are owed, the IRS will issue a check for the amount of the tax credit an individual is owed. Unlike the tax credit that existed in 2008, this credit does not require repayment unless the home, at any time in the first 36 months of ownership, is no longer an individual’s primary residence.

How Much are First-Time Homebuyers (FTHB) Eligible to Receive?

An eligible homebuyer may request from the IRS a tax credit of up to $8,000 or 10% of the purchase price for a home. If the amount of the home purchased is $75,000, the maximum amount the credit can be is $7,500. If the amount of the home purchased is $100,000, the amount of the credit may not exceed $8,000.

Who is Eligible fort FTHB Tax Credit?

Anyone who has not owned a primary residence in the previous 36 months, prior to closing and the transfer of title, is eligible.

This applies both to single taxpayers and married couples. In the case where there is a married couple, if either spouse has owned a primary residence in the last 36 months, neither would qualify. In the case where an individual has owned property that has not been a primary residence, such as a second home or investment property, that individual would be eligible.

As mentioned above, the tax credit has been expanded so that existing homeowners who have owned and occupied a primary residence for a period of five consecutive years during the last eight years are now eligible for a tax credit of up to $6,500.

How Much are Current Home Owners Eligible to Receive?

The tax credit program includes a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Can Homebuyers Claim the Tax Credit in Advance of Purchasing a Property?

No. The IRS has recently begun prosecuting people who have claimed credits where a purchase had not taken place.

Can a Taxpayer Claim a Credit if the Property is Purchased from a Seller with Seller Financing and the Seller Retains Title to the Property?

Yes. In situations where the buyer purchases the property, even though the seller retains legal title, the taxpayer may file for the credit. Some examples of this would include a land contract or a contract for deed.

According to the IRS, factors that would demonstrate the ownership of the property would include:

1. Right of possession,
2. Right to obtain legal title upon full payment of the purchase price,
3. Right to construct improvements,
4. Obligation to pay property taxes,
5. Risk of loss,
6. Responsibility to insure the property, and
7. Duty to maintain the property.

Are There Other Restrictions to Taking the FTHB Credit?

Yes. According to the IRS, if any of the following describe a homebuyer’s situation, a credit would not be due:

They buy the home from a close relative. This includes a spouse, parent, grandparent, child or grandchild. (Please see the question below for details regarding purchases from “step-relatives.”)
They do not use the home as your principal residence.
They sell their home before the end of the year.
They are a nonresident alien.
They are, or were, eligible to claim the District of Columbia first-time homebuyer credit for any taxable year. (This does not apply for a home purchased in 2009.)
Their home financing comes from tax-exempt mortgage revenue bonds. (This does not apply for a home purchased in 2009.)
They owned a principal residence at any time during the three years prior to the date of purchase of your new home. For example, if you bought a home on July 1, 2008, you cannot take the credit for that home if you owned, or had an ownership interest in, another principal residence at any time from July 2, 2005, through July 1, 2008.

Can Homebuyers Purchase a Home from a Step-Relative and Still be Eligible for the Credit?

Yes. As long as the person they buy the home from is not a direct blood relative, the purchase would be allowed.

If a Parent (Who Will Not Live In The Property) Cosigns for a Mortgage, Will Their Child Still be Eligible for the Credit?

Yes, provided that the child meets the other requirements for the tax credit.

Another piece that we have been fortunate to be fostering.
John Sproul's work was immediately intriguing to me because of the haunting nature of his subjects and the vibrant use of color--a strange and beautiful combination that made me want to see more, and more.
This piece has garnered universal dislike from all of our guests but for some reason, it calms me.
The comments have been mostly of intregue followed up universally with "what are they doing" many see athletes, some see slavery, others have commented on the strong same sex vibe of the piece. Me? I see common man and how we are all more the same than we are different--a lesson, sometimes the only lesson we should all learn over and over.

Mr Coffee-Tall, Dark and Handsome

So far in my life I have managed to escape with a few, harmless, yet ferocious vices.
They are, in no particular order: ice cream, bad tv and craigslist.

I have managed to avoid the oh so common: "I must have a cup a day of coffee in order to feel normal" -thing- but yesterday, while in Smiths something happened that I can only describe as genetics combined with a great sale.

My family, who's only real common worship of an identifiable belief can be summed up in: boating, coffee and Budlight. Other than those things, we are one of the most diverse of any family I know--and I like it that way.

All of my childhood memories are tied to coffee, the smell in the morning at our house, the sound of any one of my uncles at Flaming Gorge noisily rummaging through camping gear to make a fresh pot to share, and even every Christmas morning bargaining with my parents to get out of bed in the wee hours by offering to make coffee if they would finally get up(usually at 3 or 4 am).

So it may be interesting to note that SM and I have so far resisted getting our very own coffee maker to make our home complete.
Long story short: I never felt the need to add yet another vice to my life and actually like to stop through the drive through at the local coffee shops for the occasional treat.

Yesterday though--yesterday when a very basic model was on sale for under 20 and some, coffee drinking, family tradition gene took over-- I caved.

So welcome to the family Mr Coffee! Here's to many good years and to low cal
options after the initial newness wears off when I start gaining "coffee weight"

Foster Art Program: I am in LOVE

When I was invited to join in on the first Foster Art Program I was at once salivating. The list of artists was even more intriguing, and once the first meeting came along I already had my list in my head.

We ended up fostering several artists:
The first, and the spotlight today is Thomas Aaron

We have known Tom for a few years as a friend and have always admired his work.
When we went to pick out our piece to foster we knew immedietly which one we wanted.
When we realized that it would not fit in the Fit(a first for us--sad day) Tom told us just to carry it home--I was incredibly doubtful(plus I was in heals) but without many other options we picked it up and started the 2 block journey home.

We hung it and now have been enjoying for about a week. This piece speaks to me on so many levels: it's design aesthetic, color, complexity and size all make for a perfect statement for what we have deemed to be our "feature wall"

YIPEE! Private Clubs out, Pierpont entertainment district IN!

I'm not sure if you can feel it but the winds of change in our fair city
are a flutter and it has a name: Pierpont Entertainment District.

Home to some of SLC hottest clubs(note not private clubs for members any longer!) E Pierpont Ave is poised to be THE place to be on the weekends if you want a great time, walk-ability and beautiful people.

E Pierpont Ave is hidden between 200 & 300 S and 100 & 200 W and is flanked by all of the best restaurants in the city. Included are the likes of Red Rock Brewery, The Metropolitan, Squatters, and last but not least Acme Burger. Additionally, on the opposite side and next door to one another are the Hotel and Elevate--to dance the night away. But Pierpont, oh little Pierpont is coming into it's own and is a happy addition to the weekend flurry of fun. With the legendary Lumpy's(has to be part of some kind of historic registry by now) and the recent addition of the Sandbar this quaint street is hoppin' and if you don't want to dance but you want more than dinner this is a great alternative for a great night out.

Bottom line: ditch your car, get glammed up, and hit the town-this is not to be missed!

Those of you that know and love me(ok put up with me is more like it but I digress)

Those of you--you know who you are: well you know that I LOVE and embrace technology and allow it to run my life. This fetish and dare I say obsession is often fueled by
my tech geek superman husband who feeds it and fans the flame and sometimes roasts marshmallows and makes smores over it...again I digress....

What my internet bot filled life has been missing(and mourning) is a way to make a shopping list from a recipe and then save it--all online, all accessible from the mobile device of my liking(nope not going there--no religious wars on this blog--well, not today anyway)

I have been searching and searching, and begging SM to build, and searching, and obsessing and searching for the right tool(sans monthly subscription, downloadable version, ugly site--you see where this is going right?) I want my web 2.0, pretty, free, do everything I want, read my mind, blow my mind type of site that I am so accustom.

Today: I found it--or at least the Beta version of it--in Kitchen Monki

It is everything and more that I would want(it even links to facebook if you so desire) Try it--I will be for the next 5.2 minutes and believe me: if it fails the test you will hear that too--otherwise I will be happily integrating my somewhat meager recipe collection and making list after list--just for list sake--

Skyline District
The Skyline District is, first and foremost, cosmopolitan. It bustles with activity and purpose; it invokes action and prosperity. Home to downtown's traditional business center along Main Street, the Skyline District is what its name implies - the place for taller buildings, commerce, government activity, entertainment and unique shopping. The Skyline District includes downtown's largest concentration of office workers and a growing number of residents.

Temple Square District

The Broadway District
is one of the places Salt Lake City goes to have fun. It is the lively epicenter for the arts, culture, entertainment and hospitality. It is animated, bold and lively. The Broadway District takes its cue both from the historical name for 300 South - Broadway, which the district is centered on - and from the quintessential home for theater and entertainment in New York. The Broadway District contains the theaters, art galleries, restaurants and bars that make downtown the cultural center of the Intermountain West. The Broadway District is home to growing population of residents living in new condos and converted loft- style flats, and it includes the Downtown Public Market, located in a permanent home in Pioneer Park or elsewhere in this area. The District is enlivened by the creation of interesting places for bars, restaurants and shops in the interior of blocks, connected to the street by pedestrian passageways.

The Salt Palace District
is all about hosting and caring for our visitors. It feels welcoming, friendly and gracious. With the newly expanded Salt Palace Convention Center at its core, the Salt Palace District is the place for conventions and trade shows and their related hotels and services, the place people temporarily call home while visiting the city. Because of its focus on visitors, the Salt Palace District is closely intertwined with and overlaps the Broadway District, and could serve as home for a large performing arts center to house professional traveling shows and other events. The Salt Palace District will also be the site of a future convention- headquarters hotel featuring up to 1,000 rooms. This district is also one logical home for a future Global Exchange Place, a group of buildings that could include an international mediation center, a language translation facility and educational components - all gathered around a pedestrian-oriented plaza.

Gateway District
The Gateway District is entrepreneurial, lively and inventive. It is an incubator for new enterprises and creativity -- the place where artisans, writers, entrepreneurs and others congregate to live, work, shop and converse. It's warehouse spaces are filled with art galleries, high-tech businesses, unique shops and one-of-a-kind restaurants. The Gateway District encompasses a broad swatch of downtown stretching west to Interstate 15 and including several sub-districts such as the Rio Grande District, Granary District and The Gateway shopping district itself. As the name implies the Gateway District is key to downtown as the entry point for most visitors via automobile, light rail, bus and commuter rail. It is home to the new Salt Lake Central Station, the intermodal transit hub that will grow in importance along with the downtown and regional rail network. Its excellent transit connections, supply of warehouse structures, superb shopping and undeveloped land make the Gateway District a center of focus for Salt Lake City's growing downtown.

Grand Boulevards District
The Grand Boulevards welcome the world to downtown Salt Lake. This district includes the foremost entry corridor from the Salt Lake International Airport and is also home to many of Downtown's hotels. With many hotels, it is truly a hospitality neighborhood. As such, the Grand Boulevards offer an outstanding first impression. The dominant features of this district are 500 South and 600 South leading to the doorstep of the Grand America Hotel. Buildings here clearly have the strongest presence on the street - creating an urban ambience - while stately landscaping hints at the beauty further within downtown. The urban design is monumental, befitting the width and character of these Grand Boulevards.

Salt Lake Art Center. I am always thrilled to go to
this somewhat under appreciated resource in our city--
I was blown away and very happy to see the exhibits and
MANY opportunites to take part in art activites--everything
from free kids programs to continuing education--check it out

Cameras purge and relocate crime

As with so much encouraging news these days, the success of the surveillance cameras at Pioneer Park comes with a caveat of concern.

To begin with, the cameras have done exactly what they were supposed to do. They have reduced crime. Calls to police about drug-related problems have been cut almost in half. And because the cameras at the corners of the park are so visible, only two dealers have braved them. Both were arrested.

All that is a plus.

The concern comes later — when dealers begin to disperse and do their business in surrounding neighborhoods instead of congregating at the park.

In short, criminals don't go away. They just go elsewhere.

So busting up the pushers in the park may well be like scattering a nest of spiders. One big problem can quickly turn into a hundred small ones. In fact, some citizens would prefer the desperate be allowed to stay at the park. That is where social service organizations can easily find them and supply needed medical, intervention and nutritional needs.

But a civil society must do what must be done. And winking at felonies in one part of town while cracking down on them in others is not a solution. It's a dodge.

Pioneer Park is a legacy park. In recent years, it may not have lived up to that legacy, but it is still the place where the Mormon pioneers spent their first night in the Salt Lake Valley. Down the decades it has been the site for many historical and cultural events. In the name of convenience alone, it cannot be allowed to remain a haven for anti-social behavior.

Where there's lawlessness, the law must move in.

And though dealers may have filtered out into other areas, Pioneer Park itself has a new look and feel. Merchants and visitors there remark on a friendlier tone.

As for those who wonder if police use of surveillance cameras may be a slippery slope toward trading freedoms for security, we feel that's over-thinking the issue.

The police saw a problem with felonies at the park. They found a way to correct that problem. And the city is better off for it.

-The second phase of redevelopment of Valley Fair Mall has been announced for construction in 2010. The Wisdom in having a back up Lender in 2009

In all of my transactions this year there has been one HUGE
glaringly obvious similarity in any deal that has gone down
to the wire--LENDERS and most specifically Mortgage Brokers.

It has happened more than once that I am waiting the day before
closing on an approval---doesn't that seem wrong? My clients,
want to buy this house, have been told that it is going to be
possible,even to the point of passing their financing deadlines
and the day before closing, and we are still waiting on an approval
from the Broker. This is a bad, bad spot to be in so this is my
new advice in the 2009 lending/real estate world: ALWAYS have a
backup lender--
In a world where lenders are now facing daily changes in rules and
regulations it pays to have your eggs in more than one basket.

For example: One new rule is that once fees have been disclosed
to a borrower the file CANNOT, under ANY CIRCUMSTANCES close
for 7 days--what does that mean for you as a buyer?

Well, say that Broker #1 strings you along until 3 days until
your settlement deadline and then stops returning your calls(
I have seen it happen, multiple times) you hold onto hope that
he or she has had a medical emergency and that they aren't just
screening your calls. But with some hesitation you start calling
some of the other Brokers that didn't make the cut originally or
desperately ask around for recommendations. You find another Broker
#@ that you think MIGHT get the job done this time and he says that he
can FOR SURE get it done for you, but your settlement deadline is
in 3 days---now it is extension time and this is a really bad spot
to be in--now your earnest money is in danger, your dream home hangs
in the balance and you will have MANY sleepless nights until the deal
is closed--AT LEAST 7 days later(realistically 2-3 weeks)

BUT if you have a backup lender waiting in the wings that you can call
on when anything feels fishy with Lender #1 you will be better for it.

NOW: Mortgage Brokers work on commission and will NOT like being the
backup broker, so depending on your situation, your relationship with
said Broker and how up front you feel like being I might just go through
the process with both brokers or just simply let them know that
they are, in fact, your backup--however you want to handle it--you will
do yourself a lot of good to have a B team waiting to rush in.

Now this usually isn't a problem with Banks--usually just Brokers that
offer really low rates--that has been the issue with many of my clients--
They are chasing those low rates and get a dishonest or under experienced
(or overconfident) broker. DO NOT be afraid to ask questions--even really
basic ones and make sure they give you a solid answer that you can understand.

If you start getting nervous do NOT hesitate to call your reserves, seek a
second opinion or to ask for an extension BEFORE your earnest money is
at stake--Bottom line: NO ONE CAN BE TRUSTED in 2009's lending atmosphere
and DEALS DO FALL APART for highly qualified buyers that just picked the
wrong broker.

Downturn impacts landscape for condos
Real estate» Despite price cuts, financing tough to come by for developers, buyers.

Two years into the housing downturn, the condo market in the Salt Lake area is starting to take a real beating.

Sales in Salt Lake County are down a sharp 37 percent in the first quarter, compared with a year ago. Median selling prices are down 8 percent over the same time period, a much larger drop than the just under 1 percent decline in single-family homes.

From Sugar House to downtown and beyond, many condo projects are on hold. Others are moving forward, but their future is uncertain.

Condo markets often suffer more in downturns, but this time around could be worse because of the added scrutiny lenders are giving to such projects.

"Banks aren't crazy about financing projects, and they're even less crazy about giving people money to buy them," said Rick Howa of Howa Capital, who has put a venture west of the State Capitol on hold because of the challenging economy.

Condos historically are considered a higher-risk investment than single-family homes. During downturns, they tend to lose value more quickly.

But Salt Lake City mortgage lender Al Bingham said the subprime lending debacle -- and the huge losses that followed -- have lenders taking an especially hard look at this segment of the market.

"Condos are considered really 'high risk right now,' " he said.

That doesn't mean sales have dried up completely -- creative incentives and distinctive products are still drawing buyers -- but the landscape for sellers certainly is more difficult to navigate.

Lenders already have tightened credit standards across the board, but condo buyers are being put through more steps during the loan qualification process, he said, and in a number of cases are being required to put up more of a down payment than they would for a single-family home.

In a condo development, buyers own the space but share ownership of the building with other owners.

Salt Lake City Realtor Jillinda Bowers said lending challenges have made it more difficult for anyone selling a condo.

"For sellers, it's taking them a little longer to sell, and they're having to lower their price," she said. "We have an overabundance of condos and town homes, compared with the percentage of buyers for them."

Developers of The Metro at 350 S. 200 East have 18 units left to sell in the 121-unit project, which was completed in July 2008.

Andrew Pratt, director of sales and marketing, is offering concessions of $12,000 to $18,000 on the remaining units. That's in addition to the $6,000 state grant available to buyers on new construction.

He said he's noticed how the tighter lending standards have played out. Some earlier buyers in his development put down only 3 percent to 5 percent, but "now 10 percent is the new minimum, and that's for premium borrowers. If you've got anything less than perfect [credit] scores, they're asking for 15 percent to 20 percent down."

Despite the environment, "our phones still ring, and we're still showing units and still selling some ... but even with the low mortgage rates, people are still very much on the fence."

Developer John Gardiner knows the condo market isn't as good as it was a couple of years ago, yet he's proceeding on a 29-unit project called Urbana on 1100 East in the Sugar House area of Salt Lake City.

The project, on slightly more than a quarter of an acre, will feature units priced from just under $200,000 to more than $500,000.

He said 13 of the 29 units will average 750 square feet and have an average price of $241,000. Six one-bedroom units will average 980 square feet with an average price of $308,000. Another nine will be two-bedroom or loft units averaging 1,185 square feet with an average price of $388,000. One live/work unit will have 1,762 square feet and be priced at $532,300.

Whether he'll get those prices when the project is completed remains to be seen.

Gardiner's confident the location so near popular Sugar House amenities will work in his favor, as will the prices, if they hold.

But how low do prices need to be to attract buyers? Marmalade Square condos at 650 N. 244 West are priced from about $145,000 to $185,000. Veteran Salt Lake City Realtor Babs De Lay said that price range, and the fact that the project is "FHA approved," has made it extremely attractive.

Approval by the U.S. Federal Housing Administration means buyers generally have to put down less of a down payment.

"They are selling two to three of those units a week," she said.

The LDS Church isn't counting on low prices to sell the condos in its City Creek development downtown.

Across from Temple Square, prices at the Richards Court 10-story towers, which have 90 units, range from $442,000 to more than $2 million. Both of the buildings are set to open next year.

Prices range from about $300,000 to $1.7 million for units in the 20-story Regent. The 150-unit project is one block to the south, at 35 E. 100 South. Unlike Richards Court, however, the Regent will be completed when enough of the units have been pre-sold, said church spokesman Dale Bills.

Given the uncertain economy, "we're encouraged by the interest we've seen" in the condos, Bills said.

Realtors agree that the project's distinctive location and affiliation with the state's predominant religion is a major selling point.

Back in Sugar House, Craig Mecham doesn't have the church's deep pockets or its location for his planned condos near 1100 East and 21st South.

Mecham's project, which also is projected to include offices and shops, is on hold because of an inability to get financing. Yet next to Mecham's property, California-based Red Mountain Retail Group said it still hopes to begin work this summer on its efforts to overhaul old Granite Furniture buildings and create a mixed-use project with about 300 condos.

A bit to the north of those projects, Gardiner remains hopeful -- not only for his project, but for others, as well. "I think over time, as the economy gets better, these other projects will get done, too."

For now, projects such as Markea Court, between 200-300 South on 600 East, remain on hold.

And, developer Howa appears more doubtful about the prospects for condos in his Marmalade development (not affiliated with Marmalade Square). He originally envisioned a fairly upscale, 90-unit condo and town home development as being a key part of his Marmalade project on 300 West between 500 North and 600 North. Offices and retail shops were also a part of the mix.

The latter two components are still in the works. In fact, construction on the first phase of retail development is nearing completion.

But the condos, which would have been priced at about $350,000 to nearly $1 million?

Howa has an agreement with the city to build condos. But he said he can't get financing. Even he could, he doubts whether there would be demand for the units or whether willing buyers could get loans to buy them.

"Everything is moving forward except the condominiums," Howa said. "We're rethinking condos at Marmalade."

$6,000 Utah Grant for New Construction Not Just for First Time Homebuyers - Does Not Have to be Repaid

State of Utah $6000 home purchase grant

The State of Utah is offering purchasers of new construction a $6,000 grant that does not have to be repaid. You do not have to be a first time home buyer to qualify, but there are a few limitations.

Here are the basics of the "Home-Run" grant:

Does the amount of the grant vary? Is it up to $6,000? No. The amount of the grant for qualified applicants will always be the full $6,000.

Does it have to be re-paid? No. The $6,000 grant does not have to be re-paid.

Do I have to live in the home? Yes. The grant is for owner-occupied transactions. You must move into the home as your primary residence within 30 days of closing.

Do I have to be a first-time homebuyer? No. You need only to purchase a newly constructed home that has not yet been lived in.
AND you can still qualify for the 8,000 tax credit if you are a first time homebuyer!

Where did the money come from? From the Federal stimulus money given to Utah.

Are there income limitations to qualifying? Yes. A single Buyer cannot earn more than $75,000 per year and a couple that files jointly cannot earn more than $150,000 combined.

Does taking this grant disqualify me from the $8,000 Federal Tax Credit being offered by the Federal Government? No. There is an up to $8,000 federal tax credit for first time homebuyers who purchase a home between January 1, 2009 and December 1, 2009. (Details here) If you qualify for the $8,000 tax credit, you probably qualify for the $6,000 grant and can receive a total of $14,000 in credits/grants if you purchase new construction in Utah.

How long does this program last? While supplies last. There are only about 1600 grants available and once they are gone, they are gone for good.

Why the $6,000 grant? Lawmakers believe that this will help move some of the over 2,000 completed new construction homes on the market that are currently unsold.

How do I receive the money? When you have identified a property, your lender can submit the paperwork to reserve one of the grants available. At closing, $6,000 will be wired to the title company to be used on your behalf. It can be applied toward closing costs, fees, even down payment.

Are there any other restrictions? You must purchase the home with a 30 year (or less) fixed-rate mortgage. (FHA, VA, Utah Housing, Conventional are all options)

Yesterday was shopping day for me--why
Wed you ask? Well the biggest reason
is that it is SM's poker night with
the guys--other than that: I had time
to come up for air--OR DID I?

Yesterday was an open day with a busy
afternoon/night. Because of my WONDERFUL
neighborhood and neighbors I had my night
chuck full of events(who needs SM anyway--who?)

SO I went to Smiths, and then to Costco and headed
home only to discover that it was 6pm!! I was
supposed to be at the DCC meeting AT 6 and I still had
to drop off my car and groceries! SO instead of wasting
all that time on that I decided to drive over and let
the groceries wait in the car--an hour wouldn't hurt right?
It's not like I had icecream in my car and it was July.
So I went to the meeting and of course there were new
people to meet so I stayed for 1.5 hours, then, because
my sister lives in the hood now(which explains everything about
my apparent lack of posting the past few weeks)
so I stopped in to visit her for a sec(timer on groceries now at
2 hours) THEN i realized that I was supposed to be at the No Cookie
Left Behind Party at my neighbor's house at 7:30 SO--I packed all of
my groceries from my car, into the shopping cart that is provided by our
building and headed over to the party--with my groceries--
I planned, as always, to only stay for a few minutes(grocery timer
to be slightly over 2 hours, but if everything was still good it would
keep for another 20 minutes right--keep in mind that this type of
delusion fuels my life ;)) So I went, I partook and stayed for an hour--
grocery timer now at 3 hours--and all of my neighbors making fun of how
much food I actually buy for just the 2 of us--
The truth is--I have a feeling that this is one of the only neighborhoods
in Utah where something like this would happen--I am certainly not the
most busy person or the most social person in the state but I literally
know--outside of any church or work structure 20-30 people in my neighborhood--
WOW--love it!

stuffed racks. The staff was friendly, they have a great selection and all their inventory is in really great condition.
I found shoes, hats, purses, JEANS(tons--starting at 14.99) tops, dresses(7.99) for both girls and guys.

Def stop in, def buy and sell here and def use the free parking in the back or ride trax(it is just across the street) or if you are an Urbanite like me casually walk over when you get a free minute(yes I love it--I know you are jealous)

Kirby: Sorry Sen. Buttars, gay rights won't destroy us

Last week, Sen. Chris Buttars, R-West Jordan, reportedly announced proof that the gay rights movement posed "the greatest threat to America."

According to Buttars, homosexuals lack morals, engage in abominable behavior, are as dangerous as radical Islam, and -- I apologize in advance for saying this, but it's time someone in the media did -- actually fail to floss after every meal.

I consider myself one of the most intolerant people I know, but gays aren't even on my "Top 500 People Whose Guts I Hate" list. I checked it this morning.

Under "H," the list goes from "Happy Birthday Songs in Restaurants" to "Hitler, Adolf" without any mention of "Homosexuals." Nothing under "F" or "Q" either.

Perhaps I fail to appreciate what makes gays so dangerous. Tell me. Is there something else I should be adding to my 72-hour emergency kit? If society collapses -- and it's gays who caused it -- I want to be prepared.

Then again, maybe this is just another of those phony "America is doomed" scares, like giving women the vote. Nearly 90 years ago, people hollered that suffrage was an utter calamity to the American family. When the 19th Amendment passed, just look what happened.

Well, OK, there's really nothing to see except that the lines at the polls got longer. That's pretty bad but it didn't exactly ruin us.

And what about the dreaded Negro? Back when it was all white, didn't America once court disaster by giving blacks the vote, property rights, civil rights and anything else?

People -- idiots mainly -- absolutely guaranteed that doing away with racial barriers would destroy the country. Today, nobody's even wearing a hard hat over it.

It could be that gays are more insidiously evil. The ones I know don't look it, but I've been wrong about appearances before. I was about Bigfoot. Still, let's see what happens when we're nice or even just grudgingly fair to gays.

In 1998, the federal government made it illegal to fire federal employees just for being gay. It's tough to fire federal employees anyway, but this was different. We held our breath and the Dow immediately stayed where it was.

There's always some horrible threat poised to destroy America, something we're doing that reactionaries say will cause God to unleash his wrath upon us. My grandfather thought it was tampon commercials.

Maybe it takes a long time for America's "greatest threats" to destroy it. It could be that we're actually being destroyed as we sit here talking about it. I'm not sure that's a bad thing.

With even a casual glance at our history, it's easy to see that the America people feared seeing destroyed has always been an outdated version that catered almost entirely to them.

Bars are about more than drinking

Several years ago, a graduate student told me that he was attending a conference in Madison, Wisconsin. Having lived in Madison while attending the University of Wisconsin, I told him that he'd never meet friendlier people and to enjoy himself. When he returned, I asked him how it had gone.

"Terrible," he said, "nobody ever wanted to talk about anything after the conference sessions."

I was surprised, and asked him whether they had invited him afterward for a beer.

"Oh yeah, every afternoon, but, you know, I don't drink." Suppressing my laughter, I could only say, "There's some pretty good root beer in Wisconsin, too."

In Madison, like every other place I know, one does not go to a bar simply to drink. One goes to a bar to be with other people, and perhaps to drink. It is far less expensive and more efficient to get drunk at home.

The current debate about what to do with Utah's peculiar institution of private clubs is based on a fundamental misunderstanding of what actually occurs in bars and in restaurants which serve alcohol. While some people do, at times, overindulge, the vast majority of patrons are social drinkers. To be a social drinker does not simply mean that one does not drink often or to excess. It means that drinking is simply part of one's life. And, as an old expression goes, "life is with people."

Bars are, first and foremost, centers of community, but they do not stand alone. Alcohol has long served as the quintessential symbol of religious community. For three millennia, Jews have celebrated Passover by drinking four cups of wine to celebrate their emergence as a people newly freed from bondage in Egypt.

For two millennia, Christians have made wine the center of the communion ritual, in which they not only accept Christ as their savior, but enter into symbolic union with the larger community of Christian believers.

Drinking establishments have long served as incubators of America's traditions of democratic self-government and our distinctive culture. There is no better place to find genuine political debate than a pub. The American rebellion against Great Britain was largely planned in taverns, and many of the most important discussions that led to drafting of the U.S. Constitution took place in City Tavern, across from Independence Hall, during the Constitutional Convention.

Speak-easies gave birth to jazz, Southern "juke joints" spawned the blues and honky-tonks nurtured country music, all authentic expressions of America's genius. American comedy, essential to our national sanity, is as much a product of nightclubs as it is of vaudeville.

Utah's current private club laws are most often derided because they are so inconvenient and so irrational as to be maddening. But I believe that they are most offensive for their chilling effect on Americans' constitutional right of free association. That right, foundational to any democracy, protects our ability to gather wherever we would please, and with whomever we may wish, to argue politics, to dance, to listen to music, to cheer for a football team on the big screen, or to laugh at a comic.

In a free society, the state may not demand that we account for our whereabouts or the identities of our associates. But in Utah, the state requires that private clubs compile membership lists, and make those lists available to the police for any reason which the police may devise. Recent proposals to replace those lists with centralized, computerized databases, now seemingly shelved, were not worthy of a free society.

Current proposals to require scanners to guard against the use of fake identification cards should ensure that that information is protected against disclosure for any purpose other than the proper enforcement of the liquor laws.

A free society trusts its citizens. That trust always involves risk, but one cannot eliminate risk without extinguishing liberty. A free society also requires an active civil society and a vibrant public culture. Bars and taverns serve as centers of community and cultural life. For that reason, they should be just as important to non-drinkers as to drinkers.

For even those who do not imbibe should be free to join in the arguments, watch the game, shake a leg or laugh at a comic without fear that they will have to register their names with the state. There's some pretty good root beer in Utah as well.

Liquor Laws--Are they changing?

Gov Huntsman is at it again-
he has been since 2005 and this
time I am cautiously, not positive
that it won't get shot down(a major
step up from no hope at all:ever)
This time they are trying to gather info
through an ID scanner--While I couldn't
disagree more with storing info in an
electronic database for any reason, I
applaud state lawmakers for revisiting
the issue.
Gov Huntsman wants to get rid of "private
club rules" that require a bar or club
to charge each person a cover, and have
a membership in order to walk through
the front door(ranging from $4-$12)
depending on the club, time of year and
how busy they are.
This makes it really, really inconvenient
to actually go out.
For example: a few months ago
4 of us wanted to get a few drinks
at a local piano bar that shall remain
unnamed. We paid $8 ea to get in the door
($32 total) and got a table. After an hour
or so it seemed that it wasn't the place to
be that night so we contemplated going somewhere
else--but we had already invested $32 and the
prospect of gambling on another club did
not speak well to our pocketbooks.
So-what happened? Well we paid our waitress
(and told her why were were leaving-again lame)
We decided to just call it a night and go back
and drink at our house.
THIS is not good for nightlife here, it certainly
isn't good for business downtown and REALLY isn't
great for tourism.
In a state who makes Nearly $5 billion direct;
$10 billion direct and indirect on tourism alone
not to mention that 10% of state’s employment
comes from tourism THIS IS SOMETHING THAT NEEDS
TO CHANGE or people might think twice before
holding their convention here or vacationing
in our great city.
Many would argue that the private club laws haven't
really impacted drunk driving as much as a lack of
taxi service and public transportation in the state.
If one wants to bar hop(customary in many other states
and doesn't give bar owners the leverage to overcharge
for drinks just so you can avoid yet another cover charge)
Since Utah's currant liquor laws
do not allow bars or clubs to be close enough to one another
to simply walk back and forth many, unfortunately, choose to drive.

My vote and suggestion for lawmakers?
Take a hard look at what other states
are doing successfully. Push for more
public transportation and awareness
and try to bolster our economy through
travel and tourism by SUPPORTING LOCAL
BUSINESS!!

Downtown condo market falters after strong 2007
Economy » Recession, credit problems, consumer pessimism hamper sales.

A year ago, condos in downtown Salt Lake City were selling at a fast clip, averaging more than one sale per day.

The average time a condo was on the market before a buyer snapped it up was 28 days, according to figures from the Salt Lake Board of Realtors.

Sellers were in the driver's seat. Sale prices were 100 percent of list prices, suggesting buyers had little ground to negotiate a deal.

Twelve months later, the condo market is upside-down. It's a buyer's market -- except there are no buyers.

Sales "went from full throttle to a standing halt," said Babs De Lay, a downtown real estate agent.

Last month, condo sales fell 61 percent year-over-year downtown, to 14 units, according to preliminary Board of Realtors data. Condos that did sell languished 101 days -- almost four times as long as last year.

Although list and sale prices were the same in December, both were down about 8 percent from December 2007, when the U.S. recession officially began.

Condo sales began to weaken 12 months ago after a strong 2007, said Alan Wood, who built The Metro, a 117-unit project at 350 S. 200 East.

It was a precipitous reversal. Wood sold close to 80 units in 2007. In one month, February, he raked in $20 million. Then the bottom fell out. Last year, Wood sold 16 units.

"We were still selling units through 2008, but at a much slower pace," he said. "We started to see nervousness by the buyers with regard to the
subprime credit crisis, prices and recession fears.

"I would say it hit last August and September, and it's been very slow since then."

De Lay, a 25-year real estate veteran, said the market is as bad as it was in the early '80s, when mortgage interest rates shot as high as 22 percent and homes took as long as a year to sell.

One reason, De Lay said, is a new rule that says a condo building must be 51 percent sold before lower-income buyers can get loans insured by the Federal Housing Administration.

"So buyers have to go for a conventional [bank] loan and put 10 percent down or more," she said. "A buyer in an entry-level price range does not generally walk around with $15,000 or $20,000 in his pocket."

Barry Preusz, a realtor who assists condo buyers, said he continues to get inquiries from shoppers, but many people can't get mortgage loans because banks have tightened their lending standards.

Then there are people who would like to step down to condos but can't sell their homes for what they think they are worth, Preusz said.

"I get a lot of 'lookie-looks,'" he said.

Richard Gordon, who developed Westgate Lofts on 200 South between 300 West and 400 West, said the first 56-unit building sold so quickly last year that he didn't need help from real estate agents.

The second building, with 17 units, isn't selling as fast. One unit is occupied. Two or three others are under contract. To move the rest, Gordon is offering discounts on units that range in price from $239,000 to more than $1 million.

"People seem to be holding up," Gordon said. "We get excellent, qualified prospects every day. People come through, and they rave about them, [but] nobody is making decisions. They are just kind of sitting."

What effect the recession and credit crunch are having on the LDS Church's plans for 700 condos and apartments it plans to build in its City Creek Center project in downtown Salt Lake City is unclear.

Although the church has not released details such as pricing, spokesman Dale Bills said Richards Court, City Creek's first two residential buildings with 91 units, will be finished in early 2010. Additional units will be ready in 2011 and 2012.

"We've not concluded any sales," Bills said. "We are just starting."

He declined to say how much buyer interest there is for the Richards Court project.

Cowboy Partners, a Salt Lake City real estate developer, plans to build 100 condos in City Creek. Although the company officials said construction won't begin until around 2010, principal Dan Lofgren said the timing has never been precise.

"We continue to be in a posture of assessing the opportunity," Lofgren said. "It's a time to be very cautious, and we are taking that to heart."

Even so, the company continues to be "huge believers" in the downtown condo market.

"I have not lost faith in the downtown [market] at any level," he said. "It's still a compelling residential proposition."

Why do I need a Buyer's Agent?

Relationships between Real Estate Agents and the Buyer and Seller can sometimes be difficult to understand. Who is on my side? To which agent can I disclose my motivations? Which agent will negotiate on my behalf? What is the difference between a Buyer Agent and a Listing agent?

It is very important that the consumer have a full understanding of the duties and responsibilities of the agent, and to whom the agent owes loyalty.
How much extra does it cost to use a Buyer's Agent?

Most of the time, NOTHING.

The most common way a Buyer Agent is paid is the same way other real estate agents are paid: the typical commission paid at closing is usually divided between the listing agent and the agent of the Buyer.
What are the negatives of using the agent that has the property listed?

The agent that has that home listed has a duty to the SELLER. That agent's #1 priority is to get THAT home sold, at the best possible price and terms for the SELLER. A BUYER AGENT'S priority is to help you buy ANY home, at the best price and terms for the BUYER. It's a key difference.

For example: There is a problem with the home inspection; the home inspector reports that the furnace needs to be replaced. What do you think the Seller's Agent will do? Negotiate the best deal for the Buyer, or for the Seller?

An analogy that applies here is: Would you hire the same attorney to represent both sides in a lawsuit? Of course not.

This is called DUAL AGENCY, and is considered so dangerous by some that it is ILLEGAL in some states!
Duties of an agent

Before working with a real estate agent, you should know that the duties of the agent depend on whom the he/she represents. If you are a buyer, you should know that the agent who lists the property for sale is the Sellers agent and represents only the Seller. The agents job is to get the SELLER the highest price and the best terms.

If an agent represents the buyer, the agent becomes the buyer's agent by entering into an agreement to represent the buyer, usually through a written buyer representation, commonly referred to as a buyer's agency. The Buyer agent is legally obligated to try to get the best terms and conditions possible for the Buyer.

* Remember: The Listing agent has legal obligations to work for the Seller. They must try to get the best terms and conditions possible for the Seller. They must tell the Seller everything they learn from you that can put the Seller in a better position. The Buyer agent has the opposite obligations. He/She works for the Buyer.

There are other situations in which the agent doesn't represent either the Seller or the Buyer, or represent them in a very limited way. Again, this is either called Dual Agency. This situation most commonly happens when a Buyer calls the Seller's Agent about a home that that Agent has for sale, and then buys it. An agent can never fully represent both the Buyer and the Seller in a transaction as their agent at the same time.

* Some Buyer Agents have decided to work only for Buyers. They are called Exclusive Buyer Agents and they will always represent the Buyer in a transaction, from start to end.

Do Buyer Agents have access to all properties?

Some people might be concerned that the Buyer agent won't have access to all properties for sale. It is normally quite the opposite. Almost all agents have access to the same computerized information, normally called the Multiple Listing Service (MLS). A good Buyer Agent, opposite to a Listing Agent, can also help you buy "For Sale by Owner homes" or New Homes from a builder. When you choose a Buyer Agent, make sure that he/she has access to the Multiple Listing Service (MLS) for the areas you are interested in. And remember, a Buyer Agent can help you buy ANY home for sale, no matter if it is listed with a real estate company or not.

A good Buyer Agent will help you locate good regional recourses that you will need as a part of your home purchase such as Lawyer, Lender, Home Inspector, Insurance Agent and others.

"I'm not ready to work with an agent yet," says Margie; however, she picked up the phone and called a real estate agent anyway. She wanted information on a listing. Margie had been calling real estate agents for days to find out about properties she might want to buy.

Translation:

* I don't know what an agent can do for me, and I don't know you.

* I'm leary of agents because they might try to sell me a home I don't want.

* I can find my own home.

Lots of people don't trust real estate agents and don't really understand what an agent brings to the table that they can't do for themselves. It's an understandable reaction. This is a weird profession to be part of. There's very little middle of the road. Agents are either despised or loved. They earn an A or an F on their closing report card -- there is rarely a C on performance in this business.

Quite frankly, some buyers and sellers could manage very well on their own. I won't go as far as to say that an A-rated agent doesn't bring added value to the transaction, but for some consumers, an agent is not necessary. Here is how you can tell.

Do You Need a Listing Agent to Sell a Home?

Nobody really needs an agent. As a seller, you can find your own buyer but the lingering question is would a listing agent have helped you to net more on your bottom line (according to NAR, almost 22% more)? Much depends on the real estate market.

* In super hot seller markets, almost anybody can stick a sign in the yard and attract offers. That's because buyers are falling all over themselves to buy and waving earnest money deposits in the air.

* In buyer's markets, there are fewer buyers, which makes an agent's services worth more.

* More than 80% of buyers purchase a home through a real estate agent. If you don't hire an agent, you could be losing exposure to 80% of the buying population.

Unless you routinely attend every open house in your neighborhood, you may not possess intimate information about the interiors of your neighbor's homes nor know why some sold for higher prices than others. Lower rate=more house
for less-who wants a mc mansion?

WHEN you go to the bank to qualify for a mortgage
they look at MANY things(in fact you feel like
you have just had a financial physical-sans rubber
glove of course)
And among the things that determine how much money
you can borrow(monthly income, debt, credit score)
is what INTEREST RATE you qualify for.

For those that understand this already-good for
you smarty pants-but for me--when I bought my
first and even second home this stuff was just
well: Confounding and I just went along with
whatever the credit union told me.

Simply put: An interest rate on a home loan
is how much the lender(bank or credit union)
is going to charge you(in %) to borrow money
from them.

Bottom line: you want this number to be
AS LOW AS POSSIBLE!!! All the news reports
squealing about how low interest rates
right now are basically saying:
"money is cheaper to borrow than ever before
to buy a house!"

Why this matters to you:
Here is how I look at it:
IF you are lucky enough to be in a position
to be able to buy a home right now your luck
couldn't be better!
Because interest rates are LOW(it is cheap to
borrow money) and it is a buyer's market, you
can afford MUCH more house than you ever have
been able to, and this may or may not last.

What to do to find out if you ready to buy:
Ask yourself:
-Do you feel stable in your currant situation?
-How much do YOU feel you can afford for a mortgage every month
(banks are smart, but don't ever let anyone tell you can afford more
than you are comfortable spending every month)
-Shop around!
Rates are negotiable as are closing costs(mosts often paid by seller)
DO NOT let just anyone pull your credit or it will hurt it, but be sure to
at least get good faith estimates(no SSN required) from 2-4 credit unions/mortgage brokers/banks
Often if you are a good candidate they will fight to keep you as a customer.
ONCE you find 2-3(more than that and your credit is going to suffer) that your are comfortable with THEN and only then fill out a
loan application. From there you will be pre-approved for a certain amount of money
NOW you are ready to shop for the dream house!

NOTE: you can certainly shop for houses and even put an offer in for one without being pre approved. But it certainly does make you look like a more attractive buyer
to have a preapproval letter with your offer, AND if you know how much you can spend
it is MUCH easier to stay within your budget!

I am out of breath because...

I am spreading the word
Westgate Phase II is dropping prices
just to sell one unit in the next few weeks
(there are 16
available still)
I just talked to the agent and she is willing to do one
for just over 200k(orig selling for 280k)for 726 sq feet!
These are geothermal heated and cooled(ie 30/month for
heating and cooling) and the HOA fees cover ALL other
utilities(at .20c/sq foot) including Wireless Internet and
Cable TV.
You get to pick your counters and cabinets still and
really have a great selection of units since the building
is empty!
The units all come with one covered parking spot as well.
Unit rents in the neighborhood for that amount of space is

so these units make GREAT investments as well!

They are offering financing too so don't be shy--they are also
paying all closing costs which is really nice!

If anyone you know wants to get into this neighborhood
this seems to be the time.

other buildings that are taking reservations in the area
are selling at about 450-500/sq foot--the Westgate is selling at about 330
but because of the soft market they aren't moving!

SM and I are considering buying one just because
we love the neighborhood and seriously these are such

Since the market is so slow, if you can get a loan

Rescue mission plans to head west
Homeless haven » Crowded facility near Pioneer Park eyes a larger campus in the warehouse area.

For 30 years, the homeless and addicted could count on a sack lunch, a shower, a shave and sometimes a bed at the Rescue Mission of Salt Lake near downtown's Pioneer Park.

The nondenominational nonprofit has served as a social-service anchor, along with the nearby Fourth Street Clinic, Catholic Community Services and The Road Home.

But despite performing mini-miracles for three decades, mission officials no longer can escape a nagging reality: Their place is too cramped, too broken down.

Quietly, the mission team has plotted an ambitious plan for the future. They recently bought five acres for a new campus -- it would quadruple the dorm space, double the recovery program and offer, for the first time, day care and
health care -- at 2945 W. 900 South. There also is an architectural effort to reconfigure 900 South for bus service in the industrial area if the Utah Transit Authority signs off.

But to pull off the move, the mission needs the city to endorse a zoning amendment that would allow residential use near the warehouses. A vote likely won't come before spring, but the city has organized a Dec. 18 open house to gather input.

"We really don't have an alternative. We put people in the chapel, in the hallways, wherever we can," says Stephen Trost, president of the mission. "The good news for the city is it relieves pressure on Pioneer Park."

Key to the move's success is expanding services beyond the ranks of the homeless to the
public at large. Trost notes talks are ongoing with third-party providers to establish a public health clinic and day-care facility. He argues the plan offers two amenities: new medical and dental services at no cost to the city, and child care for nearby manufacturers.

"There's a lot of need for people who work in those businesses for day care," Trost says.

City planner Nick Norris notes the area zoning must be changed since the West Salt Lake Master Plan does not allow residential use there. He expects the issue to go before the Planning Commission in January or February.

Fellow service providers say a move would require reliable transportation but otherwise would have a negligible impact.

"The only thing that saddens me is they're not going to be a hop, skip and jump away," says Jose Lazaro, director of emergency services for Catholic Community Services.

Monte Hanks, client services director for The Road Home, agrees. "I'd rather see them stay put because it's easier for their guys to get health care from us. But I understand the move, and it shouldn't disrupt anything."

Trost says the mission will partner with Volunteers of America to provide van service to the west-side campus. Design work also is under way to try to persuade UTA to run buses along a stretch of 900 South busy with heavy truck traffic.

"We're certainly open to hearing what they have to say," says UTA spokesman Chad Saley, adding that the decision will depend on ridership and resources. "If this met that criteria, then great."

Salt Lake City newcomer Johnny Scott, who is bunking at the mission while he looks for work, would welcome a bigger and newer building. "I don't think the distance from downtown would be that big of a deal," he says.

Besides the four new buildings -- to be built in phases -- the campus would include a swath of open space complete with basketball and volleyball courts, a track, horseshoes and a community garden.

Dormitory capacity would mushroom from 50 to 200, while room in the rehabilitation program would expand to 100, according to Chris Croswhite, a pastor and executive director at the mission.

"We are limited in how much room we have. We are limited in the age of the facility and the adequacy," Croswhite says. "We want to meet the needs of the addicted and the homeless and expand our services."

For years, Trost says, the mission has been saving money for the $20 million project -- $7.7 million of which is needed for phase one. Besides in-kind contributions, he says, cash has been pledged from private donors, law firms and a bank.

Trost says west-side community councils have seen the plan and voiced support.

Comments and my reaction to Prop 8 post

My post on Prop 8 REALLY ruffled some feathers and I received many ANGRY comments that I chose not to publish.
However there were two that I thought I should share so that it is clear why we disagree(I believe this is the all part of the conversation that is going on in our country currently as well)
So, the following is my response to the most tame of my reactions:

One reader wrote:
Without really getting into the Prop 8 thing, I would like to say that the LDS Church was not the only people in support of it! So they shouldn't be the only ones targeted for protest. Also blacks not holding the priesthood was not an oops thing! You know this! We as a church will not go against the Lord, and it is on His TIMING and in His PLAN that we follow! If you have a problem with His plan, you'll have to take it up with Him!

Yes the LDS church and people were not the only people and church to support Prop 8, just the largest(by way of monetary as well as member support) and since Utah is kind of the mother land, and I live here and disagree, I feel like my voice is kind of drowned out(and that some who know me and know I live in Utah may assume that I agree when I don't) Just as you believe that it is a church's right to tell their members to support something in politics many also believe that if they don't agree it is their right to protest(target as you put it)As the age old saying goes: If you are going to dish it you have to be able to take it.
The other major difference between our beliefs is that I don't think that God would want us to act this way to one another. My marriage and the marriage of a gay couple in no way threaten or lesson one another. If the churches don't want to recognize them that is THEIR choice but to restrict non religious rights based on religious beliefs is, in my opinion, a step in the wrong direction.
I have already taken it up with HIM and it should be noted that god and I are ok with me being Anti Prop 8.

Anonymous has left a new comment on your post "Prop 8 World Wide Rally":

While you might not agree with Prop 8, the majority of Californians did. If had gone the other way, I would not have tried to sue to get it over turned. The people have voted, and that's what they want, whether you agree or not.
The LDS church was not involved in the vote, other than encouraging its members to support the proposition. And isn't that what churches are for? To tell its member what is right and wrong?
The LDS church didn't donate any money.
I think you are wrong in saying that one day the church will say "oops, we were wrong about gay marriage." It is a moral issue that will not change, and a practice that has always been condemned by God.
I realize you don't agree, and that's fine. That's your right, just as it is mine to believe the way I do.

Some good points, however there are a few things that are incorrect:
1)The LDS church did in fact send money to fund the Pro Prop 8 cause(they are currently, under investigation in California and they are in fact cooperating with the investigation siting that they were within the rules of churches getting involved for their cash donation, phone bank donations, ect)
2) I really don't think that just because the majority of Californians voted on something that we should just walk away-especially when there are suspicions of wrong doing and as you stated, everyone has the right to believe what they would like: that includes NOT agreeing with the LDS church on this point.

Next point:
You and I completely disagree when it comes to churches should tell their members how to vote on anything politically and especially when it is taking rights away from fellow Americans. We are going to have to agree to disagree on this one I am afraid.

Finally:
The points I brought up(polygamy, blacks holding the priesthood and one I didn't mention interracial marriage) were all once moral issues in many churches and have now been changed(the churches stance is that well I guess: that God changed his mind for a lack of a better way of putting it)

In closing I wish to echo your own sentiment because it is where you and I completely agree:

"I realize you don't agree, and that's fine. That's your right, just as it is mine to believe the way I do."

Slow Home

Slow Home

Here are ten steps to create better homes and better neighborhoods.

1. GO INDEPENDENT

Avoid homes by big developers and large production builders. They are designed for profit not people. Work with independent designers and building contractors instead.

2. GO LOCAL

Avoid home finishing products from big box retailers. The standardized solutions they provide cannot fit the unique conditions of your home. Use local retailers, craftspeople, and manufacturers to get a locally appropriate response and support your community.

3. GO GREEN

Stop the conversion of nature into sprawl. Don’t buy in a new suburb. The environmental cost can no longer be justified. Re-invest in existing communities and use sustainable materials and technologies to reduce your environmental footprint.

4. GO NEAR

Reduce your commute. Driving is a waste of time and the new roads and services required to support low density development is a big contributor to climate change. Live close to where you work and play.

5. GO SMALL

Avoid the real estate game of bigger is always better. A properly designed smaller home can feel larger AND work better than a poorly designed big one. Spend your money on quality instead of quantity.

6. GO OPEN

Stop living in houses filled with little rooms. They are dark, inefficient, and don’t fit the complexity of our daily lives. Live in a flexible and adaptive open plan living space with great light and a connection to outdoors.

7. GO SIMPLE

Don’t buy a home that has space you won’t use and things you don’t need. Good design can reduce the clutter and confusion in your life. Create a home that fits the way you really want to live.

8. GO MODERN

Avoid fake materials and the re-creation of false historical styles. They are like advertising images and have little real depth. Create a home in which character comes from the quality of space, natural light and the careful use of good, sustainable materials.

9. GO HEALTHY

Avoid living in a public health concern. Houses built with cheap materials off gas noxious chemicals. Suburbs promote obesity because driving is the only option. Use natural, healthy home materials and building techniques. Live where you can walk to shop, school and work.

10. GO FOR IT

Stop procrastinating. The most important, and difficult, step in the slow home process is the first one that you take. Get informed and then get involved with your home. Every change, no matter how small, is important.

In response to a comment on my Slow Home post I am answering here.

How does one afford it?

That is the problem isn’t it? A simple appeal to the consumer will yield little result. The current structure of development prevents affordable alternatives to the status quo. Consumers can’t wait for big developers to change and big developers have no motivation to change. A young family needing a house will purchase the house, out of those available, that best fits their needs. However, just because a consumer buys the best product they can doesn’t mean that it’s the best product for them or the one they really want. If all the cars you can afford are Fords and Chevys and you buy a Ford it doesn’t mean that Ford makes the best car for you. We need a Honda or Toyota in house production.

Look at Daybreak where just a few of the principles of New Urbanism are used – small lots, walkable tree lined streets, detached garages placed back from the street – and you see higher property values and extraordinary demand. All of these things would have been negatives to developers just ten years ago. People buying houses ten years ago might have been happy with a Daybreak style neighborhood but developers were telling them they wanted something different and no one was offering real alternatives. Daybreak is a weak example of what is possible. But zoning codes are still stuck in the 60’s, developers are notoriously conservative and contractors are frightened of change. If it worked in the past why change?

Worse yet if you want a modern house using unique materials in a walkable dynamic neighborhood you run into contractors that are scared to vary from long established routines without charging extra and developers who don't think people want modern homes (they also have no idea how to do them right).

To answer the question of how does one afford something like the Slow Home ethic is a complicated endeavor. Right now I am still figuring it all out. One thing however is sure - it involves a lot more than just the consumer.

I hope to revisit this topic again soon.

Highbench is the name of Utah native Dave Western's band. I had the privilege of meeting Dave and his gorgeous wife Shelley because I photographed their wedding a few years ago.
They have since become good friends and I have been watching Highbench waiting with baited breath for them to become the next Band of Horses or Death Cab.

Well life in Vancouver, Thailand and China for the past 2 months has been great but I am happy to report that I am back among the living here in the Great City of Salt.

What did I learn while I was away?

That Canada knows how to party right, that I love scuba diving and that everyone I met in other countries begged me to vote for Barack Obama(now either way you take that it is quite a statement)

Today I am just enjoying the view of the mountains and reconnecting with friends.....I've missed you Salt Lake City!

I do realize that I am quite a bit behind, but I don't mind :) I am completely into being a Vancouver resident-even if it is only for a month. This city, as I wrote in my journal this morning: "It is going to be hard to drag me(kicking and screaming) away from this place. I will always long to come back and will drive SM crazy with the various ways that it would be not only possible but inevitable really(I am lucky he is so patient with me). This is, in almost every way imaginable the perfect city for me."
Vancouver has all of the big city hustle and bustle, energy, fashion, flavor and attitude. World class food, art galleries and the green space is to die for! From my window I can see the ocean, the mountains and I can grab a cup of coffee at the local joint of choice. I could work all day in a creative field(choose one....they are all represented here) and then go for a hike to to the beach in less than 15 minutes. There are so many languages spoken here and I am lucky if I can walk 5 minutes without hearing Chinese, French, or Spanish(and quite a few that I don't know very well)
It appeals to both the fashionista and the outdoors-woman in me.
What more could you ask for(yes being in the US would be a great place to start for me....a US citizen)

My love affair with this city will not end any time soon I am afraid.

As many of you know(and others may have no clue) My husband(Superman-for obvious reasons SM for short) and I decided that life is too short to only see one part of the world so a few months back we decided to venture off for small stints to places we have never been but would like to visit. For our first experiment we kind of put our finger on the map and chose Vancouver.....little did we know that there would be so many things we would love about this place!
So far we have been here 3 days....since SM has to work during the week I have been on my own to explore the city and get ready for our first weekend(when SM takes a 3 day weekend to spend with me adventuring about)
So far I have walked, and walked and memorized my neighborhood.

As many of you already know I will be traveling for a few months.
On my big list of to dos I have a list of services that I wish to suspend and not cancel.
These three add up to about $480.00 of unused service that would go to waste while I am away.
They are:
Verizon Wireless
Planet Fitness Gym
Comcast Cable and Internet

Here is the review and what I am planning to do with each:

Verizon Wireless: I am surprised and delighted to announce that Verizon Wireless is mucho easy to suspend. They allow you to suspend your service for up to 90 days for vacation and then if you haven't turned your service back on they do it for you. This experience alone is making me think twice about ever switching to any other carrier

Planet Fitness 300 S Main in Downtown SLC: Let me start off by saying that this gym membership is the LEAST of my money. I have had SUCH a great experience with these guys in the past that I am sad to report that they are NOT AT ALL HELPFUL and actually ruined their rep with me over this one deal. I called, explained my situation to the receptionist: she was RUDE then I spoke with the manager who was also rude(did not listen, just kept repeating over and over : "we only suspend for military service or medical reasons") Keep in mind I would let them reactivate my account after 8 weeks without asking me(again I just didn;t want to pay for something that it would be impossible for me to use), and all because I didn't want to cancel my membership.......so sadly I am canceling my membership and because I travel a lot and because frankly they were assholes I will not be renewing it....ever: bad service put a horrible taste in my mouth and treating your customers this way is def. poor service.

Comcast Cable: Horrible.....you have to pay fees to connect and reconnect both times......but that is par for the course.....as soon as they are no longer the only provider in my area I will switch

Really, I am so very sick of two things:

First and foremost
People(ie media, my extended family and public officials) referring to my park as an unsafe place to be. If these people would take the time to actually visit the park they would find that their perception is not reality. Yea there are drug deals, yea there are homeless people, but in all reality there are both of these things everywhere-GET OVER IT!!! If you don't want to be around drug dealers or those that use drugs you had better stay locked in your room....because they are everywhere(I'm talking to you Sandy and Riverton, Lehi and Provo).....not just in Pioneer park.

Lack of follow through......by just about everyone.....
c'mon if you want something you have to work for it. Do we really think that wonderful neighborhoods and parks just are built and then they are? Nope.....you have to work hard to make a house a home and a building a community....if we want a safer park the people who live near NEED TO WORK FOR IT! You wouldn't expect someone else to clean your house or mow your lawn....this is YOUR space-take some ownership.

Having said that: We need the support of both the Mayor's office and the City council to help in the effort. Talk needs to translate into action. NOW!!

Usually we go one place every day but this year we might do lunch and dinner....it is well worth the investment!

Star Sighting and Todays SLC Fashion

Who is the beautiful and talented woman that graciously agreed to be photographed with me?(yes I am shameless....and a groupie....I admit it....but I just can't help it-she is fabulous in so many ways)
None other than Terry Gross from NPR's Fresh Air

I went to listen to her presentation put on by our wonderful KUER(yes Doug Fabrisio was there....yes he looked...and sounded and I didn't get close enough but I am sure smelled amazing as always)

ANYWAY, moving back to Terry.....she took my breath away! She spoke of how she has deliberately and sometimes not so gracefully made her way through her career(once she finally "fell in love with everything about" public radio)
Her character, insight, patience and tenacity are so....well-empowering.

As it happens my father in law had a "backstage pass" to the event and gave the ticket to us.....When we got to meet and shake hands with Terry we both were nervous and a little star struck(yes it's public radio.....but going to these things is the equivalent of going to Sundance for other people to me)

I managed to squeek out what a huge fan I was Doug had the presence of mind to ask her who her choice was for the next president(she declined to answer-journalist/listener confidentiality) I'm pretty sure she thought I was nuts, but I proved it when I invited her to view this blog(which I am sure she will not....scratch that I am hoping that she won't) since I forgot momentarilly....I am not a writer and blogs....yea they are better when the person writing is actually somewhat talented in this area....not just rambling....................................................................................................
at any rate here we are--thanks KUER and Terry for a wonderful evening!

PS Terry Gross is today's SLC Fashion speciman....she looked absolutly fab in her silver and black jacket....it was the perfect cut and an classic example of a sexy, classic yet professional way to dress!

Can you imagine anything better than a hip and trendy place where you can order a drink, sit back and....have a burger?.... A gourmet burger? that isn't a bar? Well folks if this was your dream you got it!
Acme Burger is THE spot to have an amazing burger(in flavors as varied as ostrich, buffalo, Ahi, and of course down home cookin' beef(grass fed organic no less)) in a great atmosphere sans the grease and the sweaty, disgruntled drive up window person.

My personal favorite is the mini burger(just the right size to not have any guilt)
with their best ever margarita(just enough tequila to make you not realize you should feel a little guilt...for your diet of course)

Caputos Deli is a treasure in our great city and state alike.

Tonight I had the distinct opportunity of attending their introductory chocolate tasting class and it was magnafique!
My eyes(not to mention taste buds) were opened to a whole new world!

You too can have the experience of your life at one of their many classes(beware of becoming a snob....sign up at your own risk...but really who are you kidding...you know you want to be cooler than all of the other snobs at the dinner party-let's be honest)

Matt Caputo(and his lovely assistant Yelina, also his wife) Do a wonderful job giving you just enough info to keep you wanting more(hmmm...they seem to have a talent for this in their restaurant as well ;) )

We took little(ok pudgy) Cleo for the first time this week and were pleasantly suprised by a few things:
1: The dogs and owners both were well behaved(not always the case....i must admit Cleo sometimes is the worst one....sigh....)
2: The off leash area was really spacious...

Thoughts on Preventing Car Prowls by Steve White

This is from a community leader and neighbor....he has an interesting insight on how to keep your car safe.
Although I can't recommend that you actually leave your car unlocked(you might sue me) He does bring up some great thoughts!

Howdy, Neighbors. Steve White here. I am a Neighborhood Watch building captain here in downtown Salt Lake. We all know that Car Prowl activity is not going to slow down anytime soon. In that vein, I would like to offer some tips.
Many moons ago I knew a group of car prowlers. Sometimes there would be three of them in the group, sometimes five. But there were always the core members- the two of them that had day jobs installing car alarms.
Car alarms aren't going to stop them. The sad truth is that if someone wants into your car, they are getting into your car. The good news is that you can minimize or even eliminate the damage incurred. The question I would ask myself is this- Are my C.D.'s worth the Five Hundred Dollars it would take to replace my busted window?
Here's the tip of the day. Do not leave anything of value in your car and leave it unlocked.
Leave It Unlocked!?!?! You're CRAZY! You are thinking.
My car can get Stolen!
I don't want some strange person going through my things!
Hard Cheeze.
If someone wants to steal your car or go through it, they will.
A car burglar will break your window to get at the 75 cents in your ashtray.
Identity theft is another issue here. Do you have your Title in your car? Why? That belongs in your safe at home. You need your proof of insurance and registration. These go in your handbag, wallet, or briefcase. Your glove compartment should only contain an ice scraper.
Your trunk is no safer. Most cars nowadays have a trunk release inside the car, remember.

Why a no sleeping ordinance

Recently I have been researching ways that parks around the country have found ways to control crime and change the usage of parks with a violent history.

One of the most recent find has been the no sleeping/laying down ordinance.
This may seem like a drastic measure but I think the result would be immediately apparent.
The biggest factor is going to be enforcement. Bottom line: NO ONE would be permitted to lay down in the park. It would be in effect against the rules. Since the park is currently thought to be quite a scary place(to change soon) there is a chance that those that sleep might be at risk of robbery, or any other kind of violence. Also, when there are several(last time I counted on a warm weekday there were 6-8) people sleeping there all day it makes it hard to have any other kind of activity(say a frisby game or doggie play date) the kind that brings the space to life an makes it truly a community space.
Eventually it is the hope of our neighborhood to lift the ordinance and restore it to it's original no camping status, but with the support of our neighbors we can take this big step to ensure the success of our park!

My Story is simple:
I have been following politics since college when it was Bush v. Gore. When president Bush was elected the first time I didn't know any different(I was new to paying attention) then as I began to learn more and more about the process, and it's profound affect on not only my life but the life of our amazing country I was astonished when President Bush was elected again. Let me be clear: I do not hate president Bush I also believe that he has done the best he can and what he thinks is the right thing. However, it has not necessarily been what is right for the country here at home or abroad. When it came down to the choice between Hilary and Obama I made my decision carefully because while I respect the Clinton's very much and they did an amazing job during Bill's presidency the world is a very different place today. To solve today's problems it seems to me that we need a drastic change and new, fresh ideas. Not only a leader of our country but a world leader capable of earning the respect of the rest of the world back.
For me, as a 20 something woman voter Obama is my choice for a number of reasons but the biggest one is because we need a change-a big one and Obama represents that to me.

While walking my dog on a day when the snow had all melted I noticed many, many shall we say specimens of downtown dog owner irresponsible activity.
Did you know that it is illegal to leave dog feces on state or city owned property(grass or any other surface) If a police officer were to catch you in the act of neglecting your doggie owner duties they can give you a ticket for up to $100!

Ticket aside often the few irresponsible dog owners often give us all a bad name. Just think of a non dog owner(or a dog owner who always picks up) who cannot enjoy their favorite park without watching where they step(and sit!) Public space is just that-don't ruin it for others!

So go out and buy a scooper or those handy little bags(sold at most grocery stores as well as Petco and Petsmart) and do your Dootie(haha)
